Although we are a relatively small company, we cover a lot of ground. We maintain a moderate portfolio of properties, and maintain a good rapport with our Directors.  This is a key to our success in building partnerships, and maintaining strong relationships.  This builds trust, which is essential when working out the kinks on a property, where the bottom line and quality of life is the common goal of both the property management team and the Directors, or owners of the properties.

 
Communication

Keeping in close contact with one another is crucial in maintaining a property.  We get to know the superintendents, tradesmen, directors, and owners of all properties we manage.  Accessibility is also important, particularly in the event of emergencies.  We strive to give our clients peace of mind when it comes to their properties.  Whatever the issues, we deal with it for you, and report back to you only when authorization or input is required.

PRA's advertising strategy is formulated with the customer in mind.  The primary goals are to promote your property's amenities, to attract the appropriate occupants, and to ensure the property is presented with your best interests in mind. TENANT SERVICES

Screening

PRA prepares and executes a rental agreement or lease with all tenants. Our screening process rivals any other in the industry. Our detailed application form collects all pertinent tenant information and is now automated for registered members. We complete a thorough credit history evaluation, we verify employment, and we  check all references rigorously.  Customization of application approvals is also negotiable between PRA and the property owner/manager.

 

Retention

Through our many long-term tenant associations and successful landlord/tenant relationships, we've gained a great understanding of the issues related to resident retention.  We continue to work towards extremely high retention rates and are among the best in the industry.

 

Complaints

At PRA, we believe 'an ounce of prevention is worth a pound of cure'.  While our mediation/resolution abilities are second to none, we focus on building and maintaining good relationships with the goal of eliminating complaints, or at the very least bringing them down to a minimum.

 

Rent Collection / Evictions

We meticulously maintain rent rolls and we process ‘Rent Due' notices to facilitate timely payment of rents. Eviction proceedings, for cause or, for non-payment of rent, are ordered and executed promptly with appropriate supervision.

Because we know how valuable proactive maintenance can be to the success of a property, our managers inspect vacancies, and visit the properties weekly, or even more often where necessary.

Owners can be exposed to risk through poorly drawn lease/tenant contracts, or by simply paying little attention to detail.
