a CONDUIT for both BORROWERS & INVESTORS 

At PRA, we maintain the belief that real estate remains as one of the most reliable investments for investors provided it is afforded the best risk management practices available in the industry by the most seasoned professionals.

 

As an investor, you are given access to an exclusive opportunity to invest in mortgage funds on a selective basis.  Rates are secured and generally exceed 8 to 12 percent, and sometimes higher.  Although there is some risk involved, PRA will mitigate this risk with safe lending margins and shorter terms.  Remember that the security we hold is the greatest advantage, as real estate is less risky than mutual funds and stocks.

 

INVESTORS

The idea behind our mortgage investments is simple.  Once our team qualifies a mortgage deal, it is circulated to a our registered mortgage investors (Ask us about qualifying for mortgage offerings – e-mail us at This e-mail address is being protected from spam bots, you need JavaScript enabled to view it ).  The offering is communicated to our investment forum immediately, and an expiry date for bids is included with each offering.  Investments are flexible and are designed to meet the investor's capacity or level of interest.  The entire offering can be taken up by one or more investors.

 

All information regarding the investment offering is outlined in the prospectus we send to perspective investors.  Once the entire offering is filled, the offering is announced closed, and PRA goes to work on the administrative side.  At the same time, we act as a conduit  for both borrowers and investors at the same time.  As the investment manager we ensure the transaction flows smoothly, and the entire process is completed in a timely manner and meets all of its investment objectives.

 

Some of the advantages that investors have by investing in PRA's mortgage-backed investments are:

  • PRA electronically deposits monthly dividends to your bank account on the first of each month;
  • PRA sends you a schedule of payments for the full term of the mortgage so that you know what to expect from month to month;
  • PRA provides you with all tax-related forms prior to tax season for income tax reporting;
  • PRA provides you with ongoing customer support in case you have any questions/concerns;
  • PRA gives current investors first priority on renewals upon expiry of the set term on the mortgage investment;
  • PRA provides professionally managed collections and reporting to protect the quality and consistency of mortgage proceeds.

We are an alternative lender and focus on loans that do not generally qualify for prime mortgage status - for various reasons.  These reasons, we believe, can be bridged based upon the quality of investment property offered as security, the amount of loan and the background of the borrower.  We offer mortgaged loans up to 90% of the appraised value of both commercial and residential properties.
